HABITAT HOMEOWNERSHIP

Habitat is not a give-away program.  Habitat homeowners are expected to be participants in the entire process.  The homes are sold under the terms of no-profit construction and no-interest mortgages.  To ensure successful homeownership, each family is assigned a family support partner to assist them.  You and your family support partner work as a team to help ensure successful transition to homeownership.

 

Selection Criteria:

  1. NEED: There must be a demonstrated need for housing (e.g. Substandard Housing, Over Crowded Housing, or Overly Expensive Housing).

  2. ABILITY TO PAY: Your income must meet the guidelines listed in the chart below.

  3. WILLINGNESS TO PARTNER: The Family should be willing to help with the construction of their home, and take advice on financial matters.

Applicants must exhibit a sincere desire for homeownership and be willing to accept the following responsibilities:

  • Disclose financial and personal situations, including all current employment, household income, present household indebtedness, etc.

  • Follow through on CVHFH application requirements

  • Commit to advancing the goals of CVHFH and agree to be part of CVHFH publicly.

  • Accept guidance from the Habitat Family Selection and Support Committee

  • Grant CVHFH first option to buy back the house

ANSWER THE QUESTIONS BELOW

 

1.  Are you a US citizen, or do you have proof of a permanent green card or permanent visa?

YES

NO - Please contact CVHFH once this requirement is met.

 

2.  Have you been steadily employed for at least 9 months?

YES

NO - Homeownership requires a stable income.  If you have income from another source you may still qualify.

 

3. Is your family income from all sources within the current HUD guidelines listed below?

YES

NO - Exceed these guidelines? You may qualify for other housing programs. If your income is less than 38% of the HUD median income, you may not be ready for homeownership.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

4.  Are you currently renting or living in a home that is not owned by you?

YES

NO- This progam is only for those who are not able to own their own home.

 

5.  Are you presently living in substandard housing or paying more than 33% of your gross monthly income on housing?  (e.g. Total Family Income Pre-Tax = $50,000, 50,000*.33 = $16,500)

YES

NO - You still may qualify; however, our primary mission is to eliminate substandard housing, and those with this need may take a higher priority.

 

6.  Are you willing to accept guidance from the Habitat Family Selection and Support Committee in order for you to succeed as a Habitat Homeowner?

YES

NO - Once you are accepted into the Habitat Homeownership program, you will be partnered with a support person to help with budgeting, advice on home repairs adn maintenance in order to help you succeed in homeownership.
